We are a small agency in Clifton Village. We take on a handful of houses and flats across the city, photograph them ourselves, and do every viewing in person. No call centre, no keys left under a mat.

We are not trying to be the biggest agency in Bristol. We would rather sell ten houses well than a hundred badly, and rather tell you the truth about your asking price than win the instruction and waste your spring.

Most of us came from the big corporate chains, and we left for the same reason. The job had quietly turned into chasing instructions and selling mortgages, not selling houses to people who would love them.

Atlas & Oak is small on purpose. You deal with the person who valued your home from the first visit to the day you hand over the keys.

Selling a house, the long way round

It is not complicated. It is just done by hand, by the same people, every time.

We come and see it

A proper visit, not a drive-by. We tell you what we honestly think it will sell for, and we bring the comparable sales to show why. If two other agents quoted you more, ask them to do the same.

We photograph and write it

Our own photographer, a measured floorplan, and a description written by the person who stood in the rooms. No fish-eye lenses, no "deceptively spacious".

We launch it properly

To our own list of registered buyers first, then Rightmove and OnTheMarket. Around a quarter of our homes find a buyer before they are ever advertised.

We do every viewing ourselves

We do not hand keys to strangers. The same person who valued your home shows people round and rings you afterwards, whether the feedback is good or not.

We see the sale through

Offers negotiated, the chain chased, solicitors nudged on a Friday afternoon. The part where most agencies go quiet is the part we are loudest on.
