We take on a small number of homes so we can give each one the time it needs. Here is exactly what that means, what it costs, and how to get an honest valuation.
The short version
Fewer instructions, more attention
A corporate branch might carry sixty or seventy homes at once across two or three negotiators. We carry around a dozen. That is the whole idea. It means your house is not number forty on a list, your viewings happen when buyers want them rather than when an office can spare someone, and the person you met at the valuation is the person who rings you on a Friday with an offer.

One fee, paid only when we sell. No menu of extras, no "premium listing" upsell halfway through.

Our fee is 1.2% plus VAT, on a sole agency basis, and you only pay it if we sell your home.
There are no upfront costs and nothing to pay for photography, floorplans or the energy certificate. The contract is twelve weeks and then rolls monthly.
For context, the chains around here tend to charge between 1% and 1.8%. The pay-upfront online agents look cheaper until you remember you have paid whether they sell it or not, and that you are the one doing the viewings.

The honest answers
How much does a valuation cost?
Nothing, and there is no obligation to use us afterwards. We will give you an honest figure and the evidence behind it. If you are interviewing three agents, ask all of them to show you the comparable sales, not just the number they think you want to hear.
How long is your contract?
Twelve weeks of sole agency, then it rolls month to month and you can leave with two weeks' notice. We do not tie people in for half a year. If we are doing a good job you will not want to leave, and if we are not, you should be able to.
What do you charge?
1.2% plus VAT on a sole agency basis, payable only when we complete a sale. There are no upfront costs and no charge for photography, floorplans or the EPC. If we do not sell your home, you owe us nothing.
Do you actually do the viewings?
Yes, every one. We never hand keys to a buyer or leave you to show people round yourself. The person who valued your home is usually the person who shows it, so the feedback you get is first-hand.
Will you put it on Rightmove?
Yes, and on OnTheMarket, and in front of our own registered buyers first. Around a quarter of our homes are sold to someone on that list before they are ever advertised.
Do you do lettings or manage rentals?
No. We sell houses and flats, and that is all we do. If you need a letting agent or a managing agent we are happy to point you to people we trust.
